Identificación de submercados de vivienda en España

Abstract

El objetivo de este trabajo es estudiar si el comportamiento del Mercado de la vivienda es homogéneo en todas las provincias españolas o si, por el contrario, en cada provincia o grupo de provincias predomina un comportamiento específico, dando lugar a la existencia de submercados de vivienda provinciales. La principal fuente de información utilizada son datos para todas las provincias españolas procedentes de la Estadística de Transacciones Inmobiliarias, proporcionados por el Ministerio de Vivienda. Aplicamos el Análisis Factorial Múltiple y el Análisis Cluster para identificar los rasgos que caracterizan el mercado inmobiliario de cada provincia o grupo de provincias. Los resultados muestran que el comportamiento de los mercados de vivienda de las provincias españolas es heterogéneo, poniendo de relieve la presencia de submercados de vivienda y la existencia de dinámicas regionales diferenciadas.

The objective of this work is to study whether the behaviour of the housing market is homogeneous in all provinces or, on the contrary, there is a specific housing behaviour particular to each province or group of provinces, leading to the existence of regional housing markets. The main data source used in this study comes from the Housing Transactions Statistics, provided by the Ministry of Housing for all the Spanish provinces. We applied Multiple Factorial Analysis and Cluster Analysis in order to identify the main features that characterise the housing market of each province or group of provinces. The results show that the behaviour in the Spanish provinces housing markets is heterogeneous, detecting the presence of housing submarkets and highlighting the existence of different regional dynamics.
